Columbus Day weekend — and what the Shore looks like right now

by Daniel Levy

Columbus Day weekend is one of the last times the Jersey Shore sees real foot traffic before winter sets in. The boardwalk towns quiet down, the restaurants shift to off-season hours, and the barrier island becomes something else entirely — quieter, local, genuinely beautiful.

If you've ever thought about owning on the Shore, this is actually the best time of year to look at it honestly.

Summer makes Shore properties look glamorous. Fall shows you what the neighborhood is actually like when the tourists are gone. Are there year-round neighbors? Is the block well-maintained? Is this a community you'd actually want to be in for the other eight months of the year?

Those are the questions that matter for a smart Shore purchase — whether you're buying a primary residence, a second home, or an investment property.

Margate, Ventnor, and Longport all have active fall markets with buyers who are serious and sellers who have adjusted their expectations from summer. It's one of the cleaner buying environments on the barrier island all year.

If a Shore property has been on your mind — even in the back of it — reply and let's talk through what's realistic for your budget and your goals. I'll give you my honest take on where the value is and where to be careful.
