Why fall buyers in Atlantic County are the buyers you want

If you're selling a home right now — or thinking about it — here's something most agents won't take the time to explain.

Fall buyers are better buyers.

Not because they offer more money. But because they're the most qualified, most motivated buyers in the market all year. They're not testing the process. They're not "seeing what's out there." They have a pre-approval, a real timeline, and a specific reason they need to be in a home before the end of the year.

In Atlantic County, September and October buyers often include: job relocations that need to close before a start date, families who want to be settled before the holiday season, and investors or second-home buyers who want to complete a purchase before year-end for tax purposes.

These are not casual buyers. And a well-prepared, well-priced home in September gets serious attention from this pool.

Here's what I'd tell a seller right now: if your home is in good condition and priced to today's market — not last spring's market — you have a real shot at a fast, clean sale with a motivated buyer. The window is open. It closes as we get deeper into November.
