4th of July in Atlantic County — and what serious buyers look like
The 4th of July is one of the best weekends of the year in Atlantic County. The Atlantic City beach fireworks are hard to beat, the Shore towns are packed, and for a few days it feels like the whole world shows up down here.
But here's something I've noticed every single year around this week: the buyers who are out looking at homes during the holiday weekend are not window shoppers.
The casual buyers stopped looking in June. The people still scheduling tours in July? They're serious. They've been pre-approved. They know what they want. And they're ready to move when the right home comes up.
That's actually a great dynamic if you're a buyer — because the competition has thinned, but the inventory is still solid.
In EHT and Galloway specifically, I typically see 15–20% fewer competing offers on homes that hit the market after July 4th compared to late May. That's not because the homes are worse — it's just because fewer people are paying attention.
