August home maintenance: do this before summer ends

August in Atlantic County is peak summer — beach, humidity, heat. It's also the time of year that tends to reveal issues in your home that you want to catch now, not in October.

Here's a short list of what I'd check before summer winds down if this were my house.

First: your HVAC filter. If you've been running AC since May and haven't changed it, change it now. A clogged filter makes your system work harder, shortens its lifespan, and shows up in your energy bills.

Second: check your attic. Summer heat builds up fast up there, and if you have any roofing issues, ventilation problems, or pest entry points — you'll often see signs of them in August.

Third: gutters and downspouts. Summer storms are real here. Clear out any debris before the fall leaf season hits and makes it worse.

Fourth: outdoor faucets and irrigation. Check for any leaks or drips that have developed over the summer. Small water issues get worse when temperatures swing.

None of this is complicated. But staying on top of routine maintenance is the difference between a home that holds its value and one that surprises a buyer — or a home inspector — with deferred issues.
