Missed the spring market? Here's your real window

Every year I talk to buyers who missed the spring market and assume they're out of luck until next year. They're not.

August through October is what I call the second window — and for certain buyers, it's actually a better window than spring.

Here's why. The competition is lower. The spring rush has passed. Many buyers who didn't find something give up or take a break. That means fewer competing offers on the homes still coming to market.

Sellers listing in August have a reason to move. They didn't wait for spring, they're listing now. That motivation matters at the negotiating table.

And in Atlantic County specifically, the fall market has historically offered some of the best opportunities in terms of price concessions, seller credits, and closing cost flexibility — because sellers know the pool of buyers is smaller and they need to be competitive.

If you started your search earlier this year and got frustrated — or if you're just getting started now — don't write off this summer. The homes are there. The deals are there. You just need the right guide.
