Shore vs. suburbs: the Atlantic County decision
This is the question I get more than any other in the summer: should I buy in a Shore town or stay in the suburbs?
Margate, Ventnor, or Longport on one side. EHT, Galloway, or Absecon on the other. Both have real appeal. The right answer depends on what actually matters to you.
Here's how I break it down for buyers I work with.
Shore towns give you proximity to the beach, a lifestyle that's hard to replicate, and properties that have historically held value well. What they cost you: more money per square foot, higher flood insurance in some zones, and smaller lot sizes. You're also buying into a seasonal market — demand spikes in summer and softens in winter.
The suburbs give you more house for the money, more land, better access to everyday necessities, and lower carrying costs. EHT in particular is one of the most practical markets in South Jersey — solid school district, newer construction, and room to grow.
Neither is wrong. It depends on whether you're optimizing for lifestyle or for space.
