The fall listing window is one of the most underrated times to sell in Atlantic County. Most sellers think spring is the only time that works. The data tells a different story.

Buyers who are active in September and October are serious. They're not browsing. They're not "seeing what's out there." They have a timeline, a pre-approval, and a reason to move. That's exactly the kind of buyer you want walking through your door.

The other advantage: fewer competing listings. Spring floods the market. Fall is more selective. A well-prepared, well-priced home in September stands out more than the same home would have in a crowded May market.

What does well-prepared mean? In my experience with listings in EHT and Galloway: fresh paint in the main areas, clean landscaping, and a price that reflects today's market — not last year's. Those three things alone are the difference between 14 days and 60 days on market.
