The home inspection — what Atlantic County buyers need to know
If you're buying a home in Atlantic County, the inspection is one of the most important steps in the entire process. Most buyers know it matters. Few understand how to actually use it.
Here's what most people don't know: the inspection isn't just a pass/fail report. It's a negotiating tool.
Every home has issues. Every single one. The question isn't whether the inspector finds something — it's whether what they find is a dealbreaker, a repair request, or just a note for future maintenance.
In South Jersey, a few things come up constantly in inspections that buyers should know to watch for: HVAC age and service history, roofing condition (especially in Shore-adjacent homes that take weather), basement moisture in older EHT and Galloway homes, and electrical panel upgrades in homes built before 1980.
Here's my rule: I never let my buyers walk into an inspection without knowing what they're looking for. And I never let them walk out without understanding what they can reasonably ask the seller to address.
Some agents treat the inspection like a formality. I treat it like a second negotiation.
